Job Title: Facility Manager
Job Summary: The primary responsibilities of the Facility Manager is the planning, implementation, supervision and control of personnel and aspects of the property management equation which deal with the maintenance, repair and alteration of the physical plant, systems, equipment and infrastructure, within the framework of the annual budget.
Essential Duties and Responsibilities:
§ Candidate will be responsible for the maintenance, preservation and knowledge of all physical plant, systems, equipment and infrastructure, including but not limited to: water, sewer, gas, heating, cooling, electrical distribution and associated infrastructure, fire protection systems and associated equipment, roofing, pavement, landscaping security apparatus, elevators, signage, fencing, data/telecommunications infrastructure, tenant build-out and all alterations or modifications required.
§ Responsible for the design and establishment of all specifications required in the purchase of all materials, and services utilized in the connection with the maintenance or alteration of the facilities.
§ Recognition and focus on the economic impact of solutions through the aggressive process of bidding, negotiating and thoughtful and creative evaluation of various solutions.
§ Will coordinate all third party contractors in the provision of maintenance, services, construction, special projects and tenant build-out that insures the completion of all work in accordance with established specifications and client documents.
§ Monitor and control the consumption of utilities in common areas, vacant spaces and other non-tenanted areas of the facilities.
§ Implementation of strategies to comply with federal, state, municipal and insurance bodies in manner which balances economic impact with issues of safety and protection of the property.
§ Proactive management and preventive maintenance, which anticipates and provides solutions to conditions and issues which adversely impact the level of Tenant satisfaction and the positive response to prospective tenants.
§ Recommendations for operational or physical changes, which increase the level of, tenant satisfaction.
§ Effective supervision and administration of maintenance, janitorial, security, construction and other third party personnel.
Qualifications: Candidate must have a minimum of 7 years of recent, actual operating and maintenance experience in a supervisory role. Must have demonstrated leadership and administrative abilities. Excellent oral and written communication skills required. Must have proficient personal computer skills.
